We are seeking investments for our Historic Tax Credit projects!

Current Opportunity:

Invest in Federal Historic Tax Credits generated by the rehabilitation of historic buildings in St. Louis!

We are selling shares of our projects to interested investors:

Share cost: $3,500

Benefit: $5,000 in federal tax credits over 5 years

Anticipated rate of return: 8%

Individuals can purchase up to 5 shares. Corporations and real estate professionals can purchase more.

DISCLAIMERS:

The Historic Tax Credit is a general business credit and can be claimed by certain corporations, estates, and trusts. Individuals can claim a limited amount of HTCs - the credit is best claimed by individuals who file their taxes as a Real Estate Professional. In all cases, check with your accountant or tax professional to be sure that the investment is beneficial for your specific situation.

We are seeking 2nd position loans and predevelopment lending for our current and future projects

Acquisition/Stabilization loans

These loans allow us to purchase, secure, clean out, and perform necessary roof and masonry work to prevent further deterioration.

  • $100,000-250,000

  • 8% interest rate

  • 6-18 month term

These loans could convert to a subordinate loan after bank financing is secured.

Subordinate loans

Loan bridges state and federal Historic Tax Credit equity. These funds are not available until 6-12 months after construction is complete.

  • $50,000-200,000

  • 8% interest rate

  • 12-24 month term

Predevelopment Loan

This loan would help us secure an option-to-purchase and cover professional services, including architect’s fees, survey, and historic consulting.

  • $25,000-$100,000

  • 9% interest rate

  • 12-36 month term

  • Collateral: Pledge of future business income

This loan could convert to an Acquisition/Stabilization loan.
